Services and Levels of Project Management

We perform various levels of project management specializing in raw land development or for residential and commercial renovations acting as: Senior Project Manager, Assistant Project Manager or Project Co-ordinator.

Services we provide, but are not limited to:

  1. Analysis of the existing premises, property or lands for highest and best use
  2. Source prime locations for the intended use of property
  3. Structure, prepare and execute lease agreements and purchase of sale
  4. Perform studies on the local economics / demographics for current and future demand of the product
  5. Source consultants and trades people
  6. Negotiate contracts and fees with consultants and trades people
  7. Establish construction costs and net return before build out
  8. Prepare budget and schedules
  9. Structure optional phases and development costs for future build out
  10. Prepare a detailed proforma comprised of:  development costs, maximum density at current sq. ft. market value, saturation, absorption, demographics, local economics, phased planning, current and future demand of product, including estimated market values for current and future build out
  11. Prepare presentations and attend all committee hearings and council meetings to ensure all phases of   the approval process to rezone the lands or amend the zoning, including variance and occupancy permits are expedited
  12. Facilitate pre-sales for financing purposes
  13. Source financing means for a portion or the total project on construction and development costs
  14. Prepare presentations, attend all committee hearings and council meetings to ensure all phases of the approval process for rezoning or amending the current zoning, including variance and occupancy permits are expedited
  15. Co-ordinate and liaise with consultants and trades people to build out of the project which includes, but not limited to: civil engineers, building and landscape designers, architects, general and sub contractors, interior/exterior design, marketing, advertising and sales
  16. Manage and oversee the development to ensure the project completes on time and on budget
  17. Facilitate and manage the marketing, advertising, sales and leasing of the project
  18. Collaborate, mediate and liaise between all stakeholders, principals and investors
  19. Submit progress reports on a consistent basis regarding the status of the development.
