Real Estate Project Manager Investor/Developer: Establish highest and best use of the various development lands the investor/developer owns.

  • Prepare proforma of approximate costs, net return and time lines for each project.
  • Collaborate with the City of Nanaimo to expedite the rezoning process to Development Permit stage.
  • Source and work closely with trades and consultants involved in the rezoning process.

Should the Investor decide to develop out the project: Project manage the development to completion, including overseeing the marketing and selling of the project.

Should the investor choose to sell the development at the DP stage, source developers to purchase the build out of the project.

2013

Nanaimo, B.C.

Private Individual Project managed extensive $150,000 renovations of a two bedroom condominium. Sourced, scheduled and co-ordinated trades. Negotiated trade rates, Approved trade fees before the client paid the fees directly to the trades. Performed site inspections. Project completed on time and on budget.

Saskatchewan

Analyze Saskatchewan raw land for investor to acquire for highest and best use for the purposes of a residential single family lot subdivision.

  • Saskatoon: Commence Rezone of land for a 142 single family lot subdivision. Upon rezoning, oversee the servicing of lots.

  • Colwood: (Latoria Close). Further Development of Single Phase, Single Family Subdivision Project. Total of 28 lots.
  • Sooke: (Stone Ridge Estates). Further Development of Four Phase, Single Family Subdivision Project. Total of 140 lots.
  • Sooke: (Trickle Creek). Further Development of Single Phase Single Family Subdivision Project. Total 26 lots.
  • Sooke: (Heron View). Town House Project. Total of 91 town homes.
  • Duncan: (Stone Manor Estates). Further Development of Four Phase, Single Family Subdivision Project. Total 91 lots.
  • Nanaimo: (Linley Point). Further Development of Five Phase, Single Family and Townhouse Subdivision Project. Total of 124 single family lots and 81 town homes.
