Robert MooreRobert is a senior project manager with over 25 years of experience in residential/commercial development and construction. He is a multi-faceted business professional offering a strong and successful background in the field of real estate development, with focused and well developed skills in virtually all phases of residential and commercial development from analyzing development properties and projects for purchase to site development, construction and sales.

He has extensive experience in the coordination, planning and execution of developments, has a strong and successful background working with municipalities and government agencies regarding site zoning and development issue and a skilled negotiator and mediator, able to develop and maintain strong business alliances with clients, vendors, government officials and industry professionals.

He can oversee all facets of residential multi-family, single family and commercial land development and construction including coordination with the interior design and sales teams. Upon completion, market and sell the end finished product. Each property is developed for highest and best use for net return.

Acquiring Development Land

Research and analyze development properties to purchase for highest and best use which includes, but not limited to: Establishing the economy of the area, demographics, product, current and future demand of product, saturation, current market pricing, estimated market values at time of build out and net return of profit. Prepare a detailed proforma for the complete project to establish the net return of the development before the build out.

Land Acquisition

Negotiate the price, terms, conditions and coordinate the Appraiser.

Site Planning and Zoning

Oversee the rezoning process through regulatory agencies, public hearings for zoning issues, variances, permits, plan approvals and ensure coordination is expedited between all parties and agencies.

Coordination with Consultants and City Officials

Recruit, collaborate and liaise with all consultants pertaining to the build out of the project which includes, but not limited to:  land planners, consultants, engineers, architects, surveyors, utility companies, interior designers, landscape architects, general contractors, sub contractors and the sales & marketing team. Oversee and work with the consultants to complete a building best suited for the site and market. Coordination includes contract administration, plan review, coordination between all of the consultants, field administration and expediting all of the consultants and City Officials.

Design Review

Oversee the Development Permit process. Coordination with the consultants and the City to complete the work required to obtain a Development Permit. Coordinate with the City Planning Department to ensure the building design fits within the parameters of the design guide lines for the Development Permit. Attend all hearings and ensure all documentation for the Development Permit is expedited.

Contract Administration

Bidding, negotiating, awarding contracts, contract management, pay requests, change orders for construction and design, negotiate revisions, changes and additions to contractual agreements.

Site Development

Oversee the site development process for the off-sites and on-sites. Coordination with the civil engineer, utility companies and City Engineering Department to complete and expedite the civil drawings and documents. Oversee and work with the civil engineer, site servicing contractor and utility companies to ensure the off-site and on-site servicing work is completed on budget and on time.

Coordination with the General Contractor/Project Superintendent

Oversee and work with the general contractor/project superintendent, to ensure the construction is of the upmost quality and is completed on budget and on time.

Project Management

Project Management includes but is not limited to the following:

  • Establish current construction costs at time of build out including off-site and on-site costs
  • Establish and complete the presales required for financing the project
  • Oversee and work with the lawyer, architect, landscape architect, graphics company and the sales and marketing team to implement the preselling program
  • Place and set up a mobile sales office, coordinate the sales marketing materials and disclosure statement
  • Oversee all the marketing for the pre-sales
  • Oversee and work with the architect and all of the consultants, utility companies and the City Planning and Building Departments for the completion of all the construction working drawings required for the Building Permit
  • Oversee and work with the interior designer to ensure all of the design work is completed on budget and on time
  • Execute and manage schedules, prepare and manage budget and costing, field coordination, supervision, monitoring progress, quality control, correction of unacceptable work
  • Coordination with the general contractor, consultants, surveyor, lawyer, utility companies, City Building and Engineering Departments to ensure that the Occupancy Permit is expedited
  • Oversee and work with the sales and marketing team until all of the units are sold and all of the purchasers/tenants have moved into their units
  • Oversee and work with the surveyor, lawyer and property manager to complete the strata of unit entitlement, common areas, monthly strata fees, contingency fund and implement the strata corporation
  • Maintain monthly progress reports until the project is completely sold out and the strata council has been formed and running smoothly
  • Collaborate and liaise between shareholders, investors, consultants and purchasers
  • Meet monthly or by conference call with the investor(s)/stakeholder(s) to discuss the monthly progress of the project
  • If required by the client, hire and oversee the sales and marketing team to sell the units.
